Let’s take a quick glimpse behind the scenes of the Riverbend's program so you can see exactly what we do. Our in-house team of 10 full-time real estate experts have bought over 150 investment properties right here in Metro Atlanta Market. In fact, our team actually owns cash flow properties in the exact same neighborhoods as our clients…which means we put our money where our mouth is!
 
We use our extensive knowledge, experience and reputation within the Atlanta real estate community to help our clients invest and build passive income streams by building a rental portfolio in Metro Atlanta, just like we are. But there’s a lot of moving parts that go on behind the scenes.
 
Now, as you’re learning more about our process, keep in mind that while all of this is going on behind the scenes of our program, the vast majority of our clients never even know its happening. That’s because when you become a member of the Riverbend's program, all of these things are taken care of for you long before you ever sign on the dotted line to invest in a property. Every property our members buy will already have been purchased by our company, completely renovated and rented with a signed lease and a tenant in place. Many of our clients just like to know how we make this program possible, so here’s a sneak peak behind the scenes:
 
The first part of the process is acquisitions. Because we have bought literally hundreds of properties, banks call us when they have a foreclosed property that they’d like to get rid of. This allows us to have access to properties that nobody else knows about, so we can acquire these properties at large discounts for our investors.
 
But guess what, these properties need a lot of work! That’s where our amazing project management team comes in. They are responsible for turning the dilapidated properties into quality homes for tenants. We are licensed and insured general contractors and sub-contractors to work on our properties and many times our crews are handling 8-12 renovations at any one time. Our average renovation project takes about a month to complete and the average cost of the job is $30,000.
Once the project has been renovated, we then bring our full-service property management team into the fold. We have a full team of professional leasing agents who are able to rent our properties out very quickly and for top dollar rent. But more importantly, we act as the main point of contact for your tenants. You will never get late night phone calls about leaky toilets or excuses about why the rent is going to be late this month. Our team handles that for you so you never have to worry….that’s what we call peace of mind!
 
For our clients, many are never even aware about all of the teammates and the intense coordination and communication required to produce these investment opportunities…and that’s the way we like it! This allows our clients to make sound, objective decisions based on the cash flows and returns…without all the other headaches that typically come along with rental property investments.
